Staff recommends approval, but several details are still unresolved. The proposed lot lines do not match the existing BP-1/BP-2 zoning boundaries, so a future rezoning or revised lot configuration will be needed. One driveway also has to be relocated before final platting.⁣

The project includes an outdoor storage area and a deviation allowing its screening fence to sit farther forward than normally permitted. The final plat also needs a correction because a future trail easement was labeled as a sidewalk easement.⁣
